Maintenance on Concrete in Colorado
11/4/2009

If you have lived in Colorado for any length of time than you are familiar with how the winter season can have an adverse effect on concrete.  Due to our volatile weather, maintenance on concrete in Colorado is crucial.  The chemicals that are used on the roadways make it necessary to get concrete ready for the winter season.

We strongly recommend caulking any hairline cracks using a 100% silicone caulk (clear or light gray) to seal the cracks so no damage can occur.    Caulking will help so no water can penetrate the cracks and heave the concrete.

If you park your vehicle on the driveway it is advisable to have the driveway sealed every year.  City and State government agencies use deicers (specifically magnesium chloride and salts) to help melt the snow and ice faster which in turn makes the roadways safer.  These deicers, however, are very harmful to concrete especially in the first five years after installation.  When you drive on Colorado’s roadways (especially the highways) the vehicle picks up snow under the wheel wells.   Subsequently when you park on the driveway and the snow melts, the chemicals can eat away at the concrete causing flaking and spalling to the top surface.  This is especially true with new concrete (up to five years).  The sealer helps to protect the driveway.  We strongly recommend that the sealer be applied by a professional as some sealers can actually harm the concrete.  To give your concrete continuing longevity maintenance on concrete in Colorado is essential.
